Smart Asset Capital was founded in 2019 with a mission to empower investors through strategic, high-yield real estate opportunities. Initially focused on residential investments, we quickly recognized the untapped potential in the industrial sector. Over time, we evolved into a leader in industrial real estate, leveraging creative and innovative strategies to unlock value in overlooked opportunities.

Backed by a dedicated in-house property management team overseeing more than 4 million square feet and 65+ professionals, we ensure operational excellence across our portfolio.

Our experienced team combines deep local market knowledge with proven expertise in industrial real estate. We target Class-B industrial properties in Southeastern Wisconsin, focusing on assets between $2-10M that offer both stable cash flow and value-add potential.

With over $100M in collective real estate acquisitions and our vertically integrated approach, we identify off-market opportunities and implement strategic improvements to maximize investor returns.

What does your company specialize in, and what sets you apart in the commercial real estate industry?

At Smart Asset Capital, we specialize in acquiring and operating industrial real estate throughout Wisconsin and the Midwest, with a focus on warehouses, manufacturing facilities, and distribution properties. What sets us apart is our combination of local market expertise, vertically integrated operations, and institutional-level execution. We focus on building long-term relationships with investors, tenants, and business owners while taking a disciplined approach to cash flow and value creation.

What is one challenge you help clients solve, or one way you help them succeed?

We help business owners and investors unlock the strategic value of real estate. Whether through sale-leasebacks, repositioning underutilized industrial assets, or providing passive investment opportunities, we help clients improve liquidity, generate cash flow, create tax efficiencies, and align real estate decisions with broader business and wealth goals.

What is something your team is excited about right now, whether it’s a project, trend, service, or opportunity in the market?

Over the past 24 months, our team has acquired 14 industrial assets across Wisconsin as part of SAC Industrial Fund I. We are currently preparing to successfully close Fund I in June 2026 and launch SAC Industrial Fund II in September 2026, continuing the same Midwest industrial investment strategy at a larger scale. We remain very bullish on the long-term strength of industrial real estate, the continued reshoring of manufacturing and supply chain infrastructure throughout the Midwest, and the growing opportunity for sale-leaseback partnerships with strong regional credit tenants seeking flexible capital solutions.
