By Tracy Johnson, President & CEO, Commercial Association of REALTORS® Wisconsin (CARW)
Early in my career, someone told me, “Invest in your network before you need it.” I didn’t fully understand it at the time, but it stuck with me.
When I joined the Rotary Club more than 20 years ago, I didn’t have a clear plan for what I’d get out of it — I just knew I wanted to surround myself with good people doing meaningful work. Over the years, there were seasons when I leaned in heavily, chairing committees, volunteering, and showing up every week. And there were times when work and family took priority, and I had to step back a little.
But the remarkable thing is — the relationships I built in those early years never went away. When I’ve needed advice, collaboration, or help moving a project forward, I’ve been able to call on that network — people who share values, purpose, and trust. That’s the true value of investing early.
I see the exact same thing play out every day at CARW.
The Power of Investing in CARW
CARW isn’t just an association — it’s a community. The members who get the most out of it are the ones who understand that value builds over time. They invest before they need something — and when they do, the resources and relationships are already in place.
I’ve watched this happen again and again:
· A broker who consistently showed up to CARW networking events eventually connected with a developer who became a long-term business partner.
· A young professional in our NextGen program found a mentor who helped them navigate their first deal — and is now one of our industry’s rising stars.
· A developer used Moody’s Catalyst data from CARW to strengthen a pitch for financing — and won the deal because they had better insight than anyone else at the table.
These stories aren’t exceptions. They’re the rule. They’re what happens when you invest your time, energy, and support into something that gives back tenfold.
Why Membership and Sponsorship Are Strategic Decisions
Whether you’re joining CARW, renewing your membership, or considering a sponsorship, it’s not just about access to data, advocacy, or events — it’s about alignment.
When you align with CARW, you’re aligning with integrity, influence, and community. You’re joining the network that stands up for your business in Madison and Washington. You’re part of
the conversation that shapes commercial real estate across Wisconsin. And you’re supporting an organization that works every day to protect your success and strengthen your profession.
Membership and sponsorship aren’t short-term expenses — they’re long-term investments.
A Network That Works When You Need It Most
Just like Rotary has been a lifelong source of connection for me, CARW can be that foundation for you.
Some years, you’ll lean in deeply — joining committees, sponsoring programs, or attending every event. Other years, you might have to step back a bit. But the network doesn’t fade. The community remains, ready to lift you up when you need it most.
That’s what it means to invest before you need it. And that’s what makes CARW so much more than an association — it’s a trusted partner, a connector, and an advocate for you and your business.
Your Move
If you’re already part of CARW, I hope you see this as your reminder to re-engage — to show up, share your expertise, and renew with intention.
If you’re not yet a member, there’s no better time to join. Do it not because you need something today, but because you’ll be grateful tomorrow for the relationships, resources, and advocacy that are already in motion for you.
That’s what investing early looks like — and at CARW, it’s what we do best.
