Construction costs in the U.S. fell approximately 12 percent in 2008 through year-end 2010. Since then, they have steadily risen and are approaching their 2008 highs. The steady creep of rebuilding costs can create a sizeable gap between the dollar amount that commercial property owners have to rebuild and what it actually costs if disaster strikes. Other factors can enlarge that gap.
