Session 6 – Low Income Tax Credits 101

Join us December 10th from 8:30 – 10:00 am at 250 E Wisconsin Ave. for on elective credit of REALTOR CE for the 2023/24 biennium. Gain an in-depth understanding of the Low-Income Housing Tax Credit (LIHTC) program, a cornerstone of affordable housing in the United States. This class covers the primary purpose of the LIHTC program—to encourage investment in affordable rental housing through tax credits—and explains the essential requirements for unit set-asides under the 20/50 or 40/60 rules, which ensure that a designated percentage of units are reserved for low-income residents. Participants will learn about LIHTC administration and allocation in Wisconsin, specifically through the Wisconsin Housing and Economic Development Authority (WHEDA), and explore the Qualified Allocation Plan (QAP) process, including securing site control. Additionally, we’ll dive into the structure of LIHTC partnerships, discussing the role of the Limited Partner (LP) and other stakeholders critical to the program’s success. Register HERE

***These courses are FREE to CARW members and $25 for non-members. These courses are open to Wisconsin licensees only. Note that there is no fee to attend, however, if a registrant does not cancel within 48 hours or is a no-show, a $25 fee will be assessed. Note that the mandatory CE (12 hours) will be offered online by WRA. Courses must be completed by December 15th, 2024.
