Strong housing policy doesn’t just support residents—it underpins a strong commercial real estate market. When housing works, businesses can attract talent, communities grow, and investment follows. The two are deeply interconnected, and increasingly, they must be addressed together.

Recently, CARW President & CEO Tracy Johnson had the opportunity to both present and moderate a panel discussion at the Greater Milwaukee Committee focused on housing challenges and opportunities across the region. The program brought together business leaders, public officials, and industry experts to explore solutions that can move the needle.
Tracy highlighted key findings from the Wisconsin Policy Forum’s Cleared for Construction report, emphasizing a central theme: it’s not just the cost or complexity of development—it’s the lack of predictability in process that slows projects and limits housing supply.
Following her remarks, Tracy led a dynamic panel discussion featuring Luke Knapp, Theodore Lipscomb, and Kevin L. Newell. The conversation offered a range of perspectives—from innovative city-led approaches to housing, to regional leadership, to on-the-ground development realities.
A key takeaway: while those in the industry live and breathe housing every day, it’s not always top of mind for the broader business community. That’s beginning to change. With Milwaukee’s declaration of 2026 as the “Year of Housing,” there is real momentum to align leaders, focus efforts, and take action.
CARW is proud to be part of that momentum—bringing data, insight, and industry expertise to the table to help shape solutions that support growth, stability, and opportunity across Wisconsin.
