MILWAUKEE, July 2026 – The Commercial Association of REALTORS® Wisconsin (CARW) has released its 2026 second-quarter market reports, providing a comprehensive overview of trends across the industrial, office, and retail sectors. The report was produced in collaboration with CARW members, Moody’s, and REDICRE.
Several highlights from the first quarter reports include:
Milwaukee Q2 2026
- Office: The Southeast Wisconsin office market recorded 166,000 square feet of positive absorption during Q2, bringing year-to-date absorption to 98,000 square feet, with an overall vacancy rate of 19.5%.
- Industrial: The industrial market posted 2.4 million square feet of positive absorption in Q2, maintaining a 5.3% vacancy rate. There are 1.7 million square feet currently under construction.
- Retail: The retail market posted 79,800 square feet of positive absorption during the quarter, bringing year-to-date absorption to 61,300 square feet, with an overall vacancy rate of 6.2%.
Madison Q2 2026
- Office: The Madison office market ended Q2 with a 16.3% vacancy rate and 36,500 square feet of negative absorption, while multi-tenant properties recorded 49,800 square feet of positive absorption.
- Industrial: The industrial market recorded 323,600 square feet of positive absorption during Q2, with a 3.3% vacancy rate and more than 3.7 million square feet under construction.
- Retail: The retail market posted 88,300 square feet of positive absorption during Q2, bringing year-to-date absorption to 151,600 square feet, with an overall vacancy rate of 5.6%.
