On April 10, CARW – Commercial Association of REALTORS Wisconsin members were in Madison, with Hoan Group, connecting with partners from both Milwaukee and Madison to explore solutions to two of Wisconsin’s most pressing challenges: talent retention and housing affordability and access.
It was a day filled with meaningful conversation, collaboration, and forward-thinking ideas about how we can build a stronger future for our communities.

“We heard from extraordinary advocates who are not just talking about the issues — but actively working on solutions.
One of my greatest frustrations continues to be how often Wisconsin exports the talent it works so hard to develop. I work closely with commercial real estate programs and their students. They do a fantastic job cultivating bright, capable, motivated professionals — but too many leave. Why?
Because the opportunities aren’t here? Or because the quality of life falls short? Or taxes are too high? Or housing just isn’t affordable? That could be anywhere…
The ones who stay, though? They’re sticky — they invest in our communities and help them grow. We need to give more people a reason to stay in Wisconsin – and housing opportunity is one component we can do something about.
We looked at housing and talent as interconnected challenges that demand collaborative, cross-regional action. When Milwaukee and Madison work together, they don’t compete — they multiply their impact.
Here’s the bottom line:
– If people can’t afford to live here, they’ll leave.
– If we lose talent, we lose employers.
– And if we don’t make it easier to build — homes and commercial space — we all fall behind.
We need more housing choices, fewer barriers, and smarter policies that reduce the cost of living for residents and businesses alike.
I had the privilege of moderating a panel featuring some of Wisconsin’s top housing and community development experts:
– Representative Robert Brooks, REALTOR and policymaker, shared insights on reducing regulatory barriers and driving housing availability.
– DR. Kurt Paulsen of University of Wisconsin-Madison discussed practical strategies including manufactured housing and creating private development funds.
– Meagan Tuttle, AICP of City of Madison, WI highlighted Madison’s forward-thinking work to streamline processes while preserving culture and community values.
– Gretchen Richards, CCIM of CBRE spoke about investor sentiment and the nuanced challenges and opportunities across Dane County and the state.
I walked away feeling inspired, grateful, and energized.
Yes — we have work to do. But we also have momentum. And most importantly, we have people who are pulling in the same direction. That’s how we make real change.”
