Gain an in-depth understanding of the Low-Income Housing Tax Credit (LIHTC) program, a cornerstone of affordable housing in the United States. This class covers the primary purpose of the LIHTC program—to encourage investment in affordable rental housing through tax credits—and explains the essential requirements for unit set-asides under the 20/50 or 40/60 rules, which ensure that a designated percentage of units are reserved for low-income residents. Participants will learn about LIHTC administration and allocation in Wisconsin, specifically through the Wisconsin Housing and Economic Development Authority (WHEDA), and explore the Qualified Allocation Plan (QAP) process, including the importance of securing site control.
