SUMMARY:Lunch & Learn - Preparing for New Lease Accounting Standards and the Impact on CRE
DESCRIPTION:  \nThe rules for accounting for leases in a set of financial statements in accordance with GAAP (Generally Accepted Accounting Principles) will change significantly starting in 2022.  The logic for making the change is that balance sheets are currently very different for businesses that own a building compared to businesses that rent a building.  To enhance comparability between businesses the Financial Accounting Standards Board (FASB)\, who sets U.S. GAAP\, has adopted new rules. Join us for a webinar to discuss the basics of the new lease standard including how you can help your clients navigate the changes related to: capitalizing operating leases\, interest rate calculation\, lease incentives or tenant improvement allowance\, and recognition of lease expense. \nLunch & Learn led by Renee Bardenwerper & Scott Gokey \nRenee Bardenwerper\, Principal\, specializes in providing financial statement assurance services to privately held companies\, with a special focus on the real estate industry. She is a member of the CLA Affordable Housing Team and has significant experience with multifamily HUD-related projects and compliance.  In addition\, she works closely with clients to plan and understand tax laws and planning opportunities specific to real estate. \nTechnical experience includes:\nAudit and assurance\nHUD multifamily compliance\nClosely held business and individual tax \nScott Gokey\, Director\, specializes in auditing commercial and service organizations\, leading benefit plan audits\, performing agreed-upon procedure examinations\, and providing consulting services to clients. Scott is a member of CLA’s manufacturing and distribution team. \nDate: May 16th\nTime: noon – 12:45 pm\nZoom Registration Link: https://us06web.zoom.us/webinar/register/WN_Ysse-b3qRjWs7q6dvyCIXQ

As with any election\, the outcome will determine the future of our State and our Country. Members in the Real Estate industry care about individual and business issues and are very engaged in campaigns and advocacy around issues. Hear from two political strategists who work closely with constituents and candidates on the issues that matter to your future. This program will give you a close-up opportunity to hear from and talk with some of the most respected individuals working in the political space. No fee for investors. Non-investors are $25. His combined decades of experience in the Wisconsin Governor’s office\, as cabinet secretary\, and as a successful lobbyist enable him to be an effective advisor and advocate for clients. Before joining Strategies\, Bill served as Managing Partner of Madison-based Capitol Consultants\, Inc.\, a government relations and public affairs firm\, for over 23 years. He worked with both public and private sector businesses\, as well as nonprofits\, to build strategic relationships\, manage their public images\, and implement grassroots advocacy programs. Bill previously served as Chief of Staff to former Wisconsin Governor Tommy Thompson\, and then as Gov. Thompson’s campaign manager during his successful third-term gubernatorial campaign in 1994. Gov. Thompson’s landslide 67% victory was the second-highest margin in state history and the largest margin since 1922. Following the election\, Gov. Thompson appointed Bill to serve as Secretary of the Wisconsin Department of Commerce. Over the next four years\, Bill oversaw economic development programs throughout the state. Bill remains the youngest person ever to hold the position of gubernatorial chief of staff and cabinet secretary. Bill is the youngest person ever to hold the position of gubernatorial chief of staff and cabinet secretary. \nJoe Zepecki: Joe Zepecki has spent more than 15 years operating at the intersection of public affairs\, strategic communications\, and American politics. He is a veteran of three presidential campaigns\, statewide campaigns for Governor and U.S. Senate\, and has worked on campaigns for offices up and down the ballot across the country. Since founding Zepecki Communications\, LLC\, Zepecki has helped a broad range of organizations work to achieve their strategic goals. Operating from the philosophy that our modern world requires prioritizing communications he has worked with a broad range of clients\, including\, but not limited to\, privately held businesses\, advocacy groups\, and non-profit industry organizations. During President Barack Obama’s first term\, Zepecki was a political appointee at the U.S. Small Business Administration (SBA) in Washington\, D.C. As the Deputy Assistant Administrator for the office of Communications & Public Liaison his responsibilities included managing the five departments responsible for all agency communications. A frequent resource for members of the media\, Zepecki makes regular appearances on radio and television newscasts to comment on public affairs and politics and is quoted frequently in national news outlets. A resident and proud native of Milwaukee\, Wisconsin\, Zepecki holds degrees from the University of Wisconsin-Madison (Bachelor of Arts) and George Washington University (Master of Arts). \nFor more information about RPAC: https://secure.donationpay.org/wra/rpac.php \nFor CARW PAC or Conduit contact Tracy Johnson at tracy@carw.com

SUMMARY:CE Opportunity | CCIM Designation Course Available - Investment Analysis for Commercial Investment Real Estate (CI 104)
DESCRIPTION:CI 104 encompasses the entire life cycle of an investment\, from refinancing to capital improvements to disposition. Within each case study\, you will encounter a key investor decision: Should a non-taxable investor acquire an investment with or without debt financing? What if the investor is taxable? During the holding period of an investment\, should an investor make a discretionary capital expenditure or not? How does an investor evaluate disposition alternatives? \nCI 104 uses advanced analyses to build on the core CCIM concepts. Sensitivity analysis allows you to pinpoint exactly how slight changes in market fundamentals affect investment goals. Risk analysis uses past performance to anticipate how an investment is exposed to external and internal threats. Learn how to mitigate those threats through smart planning and negotiations. \nAfter completing this course\, you will be able to: \n\napply key investor decision-making analyses to optimize investment returns;\nmore effectively forecast investment performance by quantifying real estate risk; and\nleverage CCIM analytical tools to improve decision-making.\n\n6 CEUS AVAILABLE UPON COMPLETION \nPrerequisites:  \n\nCI 101: Financial Analysis for Commercial Investment Real Estate\nCompletion of one of the following interest-based negotiations courses:\n\nPreparing to Negotiate (self-paced online)\nCommercial Real Estate Negotiations (one-day workshop)\n\n\n\n\nLOCATION\n1st floor Conference Room\n250 E Wisconsin Avenue\nMilwaukee\, WI 53202 \n\nTUITION\nCCIM Member Rate: $1\,435\nCARW Member Rate: $1\,575*\nNon-Member Rate: $1\,735 \n\n\nREGISTER HERE \n\n*Contact membership@carw.com for CARW member rate \n
