SUMMARY:Lunch & Learn - Preparing for New Lease Accounting Standards and the Impact on CRE
DESCRIPTION:  \nThe rules for accounting for leases in a set of financial statements in accordance with GAAP (Generally Accepted Accounting Principles) will change significantly starting in 2022.  The logic for making the change is that balance sheets are currently very different for businesses that own a building compared to businesses that rent a building.  To enhance comparability between businesses the Financial Accounting Standards Board (FASB)\, who sets U.S. GAAP\, has adopted new rules. Join us for a webinar to discuss the basics of the new lease standard including how you can help your clients navigate the changes related to: capitalizing operating leases\, interest rate calculation\, lease incentives or tenant improvement allowance\, and recognition of lease expense. \nLunch & Learn led by Renee Bardenwerper & Scott Gokey \nRenee Bardenwerper\, Principal\, specializes in providing financial statement assurance services to privately held companies\, with a special focus on the real estate industry. She is a member of the CLA Affordable Housing Team and has significant experience with multifamily HUD-related projects and compliance.  In addition\, she works closely with clients to plan and understand tax laws and planning opportunities specific to real estate. \nTechnical experience includes:\nAudit and assurance\nHUD multifamily compliance\nClosely held business and individual tax \nScott Gokey\, Director\, specializes in auditing commercial and service organizations\, leading benefit plan audits\, performing agreed-upon procedure examinations\, and providing consulting services to clients. SUMMARY:March Lunch & Learn - How Industrial Real Estate is Leading Sustainable Development
DESCRIPTION:Commercial and Industrial companies are increasing their focus on energy generation and carbon footprint. For example\, Amazon recently announced a goal of reaching net zero carbon emissions by 2040 and are on a path to powering all of their operations with 100% renewable energy by 2025. If Wisconsin is going to continue to attract investment into the state\, the generation of energy must shift from coal and natural gas resources to wind and solar generation. We will hear from Zach Hill at Alliant Energy on their sustainability and renewable efforts and plans for Wisconsin\, Sam Dunaiski with Renew Wisconsin on their effort to create policy and programs that support renewable energy generation and Ken Maly with NGFK. Ken works with clients that require renewable energy generation and are looking to locate where they can source 100% of their energy needs with renewable resources. \nSend questions in advance to tracy@carw.com \nRegister HERE

CARW Members are invited for coffee and to join the Huron team for small group tours at 9\, 10 & 11 am on Wednesday\, November 11th.  CDC guidelines and recommendations will be observed. \nThe Huron Building is Milwaukee’s newest Class-A office and retail development. At the intersection of the Third Ward and the Historic Financial District\, the Huron Building offers the finest in modern office amenities at one of the City’s most vibrant and visible locations. With over 163\,000 square feet of office space and 10\,000 square feet of double-volume retail space\, the Huron Building is poised to be a popular location for anyone seeking to be at the center of everything Milwaukee has to offer. \nWednesday\, November 11th at 9 AM\, 10 AM & 11 AM.  Each tour limited to 10 people. \nRegister Here!\nFor additional information on the Huron Building\, please visit www.thehuronbuilding.com or contact Jeanine Sweeney with Founders 3 at jsweeney@founders3.com \n \nAdditional detail related to the deal: \nThe Huron Building in downtown Milwaukee signed Husch Blackwell for a 15-year 77\,000 square foot office lease representing 47% of the rentable area.  Given the size of the lease\, the developer\, J. Jeffers was able to obtain construction financing through Associated Bank based entirely off the anchor tenant. Jeffers then pitched the deal on the CrowdStreet.com online equity placement platform\, and raised $22 million dollars from 400 individual investors\, setting a national record and generating national attention to the Milwaukee office market. The Huron site was identified by the City of Milwaukee as a top ten “catalytic sites” referred to as the “Broadway Connection” in the City’s Downtown Plan. The City sought to approve a  site that would overcome the divide of the I-794 highway and connect the Third Ward and Downtown Office Market. The new building will generate over $50 million in tax increment\, and was financed without tax incremental financing. The City\, in turn\, committed to funding a $3.8M dollar streetscaping project under the I-794 highway along Broadway and Clyborn Street. \n  \n

SUMMARY:March Lunch and Learn - Up in Smoke? Marijuana & Real Estate
DESCRIPTION:Up in Smoke? Marijuana & Real Estate The cannabis industry (and its real estate needs) is growing–leaving agents and clients in a risky position. The impact of marijuana use and production is a hot topic across the country that will only continue to intensify as more states push towards legalization. With our neighbors to the south legalizing marijuana\, what does this mean for Wisconsin?
