SUMMARY:The Huron Building Tour
DESCRIPTION:Join CARW for an exclusive tour of J. Jeffers & Co’s latest project the Huron Building — winner of this year’s CARW Deal of the Year Judge’s Choice Award! CARW Members are invited for coffee and to join the Huron team for small group tours at 9\, 10 & 11 am on Wednesday\, November 11th.  CDC guidelines and recommendations will be observed. \nThe Huron Building is Milwaukee’s newest Class-A office and retail development. At the intersection of the Third Ward and the Historic Financial District\, the Huron Building offers the finest in modern office amenities at one of the City’s most vibrant and visible locations. With over 163\,000 square feet of office space and 10\,000 square feet of double-volume retail space\, the Huron Building is poised to be a popular location for anyone seeking to be at the center of everything Milwaukee has to offer. \nWednesday\, November 11th at 9 AM\, 10 AM & 11 AM.  Each tour limited to 10 people. \nRegister Here!\nFor additional information on the Huron Building\, please visit www.thehuronbuilding.com or contact Jeanine Sweeney with Founders 3 at jsweeney@founders3.com \n \nAdditional detail related to the deal: \nThe Huron Building in downtown Milwaukee signed Husch Blackwell for a 15-year 77\,000 square foot office lease representing 47% of the rentable area.  Given the size of the lease\, the developer\, J. Jeffers was able to obtain construction financing through Associated Bank based entirely off the anchor tenant. Jeffers then pitched the deal on the CrowdStreet.com online equity placement platform\, and raised $22 million dollars from 400 individual investors\, setting a national record and generating national attention to the Milwaukee office market. The Huron site was identified by the City of Milwaukee as a top ten “catalytic sites” referred to as the “Broadway Connection” in the City’s Downtown Plan. The City sought to approve a  site that would overcome the divide of the I-794 highway and connect the Third Ward and Downtown Office Market. The new building will generate over $50 million in tax increment\, and was financed without tax incremental financing. The City\, in turn\, committed to funding a $3.8M dollar streetscaping project under the I-794 highway along Broadway and Clyborn Street. \n  \n

SUMMARY:CCIM 104
DESCRIPTION:CI 104 encompasses the entire life cycle of an investment\, from refinancing to capital improvements to disposition. Within each case study\, you will encounter a key investor decision: Should a non-taxable investor acquire an investment with or without debt financing? What if the investor is taxable? How does an investor evaluate disposition alternatives? \nCI 104 uses advanced analyses to build on the core CCIM concepts. Sensitivity analysis allows you to pinpoint exactly how slight changes in market fundamentals affect investment goals. Risk analysis uses past performance to anticipate how an investment is exposed to external and internal threats. Learn how to mitigate those threats through smart planning and negotiations. \nAfter completing this course\, you will be able to: \n\napply key investor decision-making analyses to optimize investment returns;\nmore effectively forecast investment performance by quantifying real estate risk; and\nleverage CCIM analytical tools to improve decision making.\n\nPlease let us know if you are interested in participating in the class by contacting CCIM Wisconsin at tracy@carw.com \nDate: October 26 – October 29\nMember Fee: $1435 per student\nNon-Member Fee: $1735 per student\nLocation: 790 N Water St – 2nd Floor Conference Room | Milwaukee\, WI 53202

During the holding period of an investment\, should an investor make a discretionary capital expenditure or not? How does an investor evaluate disposition alternatives? \nCI 104 uses advanced analyses to build on the core CCIM concepts. Sensitivity analysis allows you to pinpoint exactly how slight changes in market fundamentals affect investment goals. Risk analysis uses past performance to anticipate how an investment is exposed to external and internal threats.
