SUMMARY:CARW Membership Meeting - Office Conversion Opportunities in Wisconsin
DESCRIPTION:Join us for CARW’s first Membership Meeting on September 17th! We will delve into the evolving topic of office conversions\, featuring a presentation by Steven Paynter\, an architect from the design firm Gensler\, who developed a nationally recognized algorithm to quickly assess the suitability of office buildings for conversion into housing. \nAs cities across North America grapple with a shortage of housing and an excess of vacant office space\, the idea of converting office buildings into residences has gained significant attention. With over $1 trillion in commercial real estate debt coming due by 2025\, cities are actively seeking ways to leverage these underutilized office spaces to generate crucial tax revenue\, support the local economy\, and maintain community vitality. \nCommunities in and around Milwaukee and Madison have completed or are contemplating several notable projects. Steven has worked with cities including Philadelphia\, Chicago\, New York\, Calgary\, and San Francisco – and will share his perspective on best practices from those who are successfully navigating revitalization efforts. \nIn addition to Steven’s presentation on transforming office spaces into multi-family residences and redeveloped properties\, we’ll hear from several local professionals enhancing the region’s commercial real estate market through conversion. \nGain insights into the future of redevelopment and adaptive reuse\, network with industry professionals\, and explore innovative solutions driving these transformations. \nAdditionally\, a panel of local experts including S.R. Mills\, Bear Development\, Johnny Vasallo of Mo’s\, Rob Oldenberg of Irgens and Jon Searles\, WHEDA will discuss adaptive reuse and office project conversions. SUMMARY:CE Opportunity | CCIM Designation Course Available - Investment Analysis for Commercial Investment Real Estate (CI 104)
DESCRIPTION:CI 104 encompasses the entire life cycle of an investment\, from refinancing to capital improvements to disposition. Within each case study\, you will encounter a key investor decision: Should a non-taxable investor acquire an investment with or without debt financing? What if the investor is taxable? During the holding period of an investment\, should an investor make a discretionary capital expenditure or not? How does an investor evaluate disposition alternatives? \nCI 104 uses advanced analyses to build on the core CCIM concepts. Sensitivity analysis allows you to pinpoint exactly how slight changes in market fundamentals affect investment goals. Risk analysis uses past performance to anticipate how an investment is exposed to external and internal threats. Learn how to mitigate those threats through smart planning and negotiations. \nAfter completing this course\, you will be able to: \n\napply key investor decision-making analyses to optimize investment returns;\nmore effectively forecast investment performance by quantifying real estate risk; and\nleverage CCIM analytical tools to improve decision-making.\n\n6 CEUS AVAILABLE UPON COMPLETION \nPrerequisites:  \n\nCI 101: Financial Analysis for Commercial Investment Real Estate\nCompletion of one of the following interest-based negotiations courses:\n\nPreparing to Negotiate (self-paced online)\nCommercial Real Estate Negotiations (one-day workshop)\n\n\n\n\nLOCATION\n1st floor Conference Room\n250 E Wisconsin Avenue\nMilwaukee\, WI 53202 \n\nTUITION\nCCIM Member Rate: $1\,435\nCARW Member Rate: $1\,575*\nNon-Member Rate: $1\,735 \n\n\nREGISTER HERE \n\n*Contact membership@carw.com for CARW member rate \n

SUMMARY:Lunch & Learn - Preparing for New Lease Accounting Standards and the Impact on CRE
DESCRIPTION:  \nThe rules for accounting for leases in a set of financial statements in accordance with GAAP (Generally Accepted Accounting Principles) will change significantly starting in 2022.  The logic for making the change is that balance sheets are currently very different for businesses that own a building compared to businesses that rent a building.  To enhance comparability between businesses the Financial Accounting Standards Board (FASB)\, who sets U.S. GAAP\, has adopted new rules. Join us for a webinar to discuss the basics of the new lease standard including how you can help your clients navigate the changes related to: capitalizing operating leases\, interest rate calculation\, lease incentives or tenant improvement allowance\, and recognition of lease expense. \nLunch & Learn led by Renee Bardenwerper & Scott Gokey \nRenee Bardenwerper\, Principal\, specializes in providing financial statement assurance services to privately held companies\, with a special focus on the real estate industry. She is a member of the CLA Affordable Housing Team and has significant experience with multifamily HUD-related projects and compliance.  In addition\, she works closely with clients to plan and understand tax laws and planning opportunities specific to real estate. \nTechnical experience includes:\nAudit and assurance\nHUD multifamily compliance\nClosely held business and individual tax \nScott Gokey\, Director\, specializes in auditing commercial and service organizations\, leading benefit plan audits\, performing agreed-upon procedure examinations\, and providing consulting services to clients. Scott is a member of CLA’s manufacturing and distribution team. \nDate: May 16th\nTime: noon – 12:45 pm\nZoom Registration Link: https://us06web.zoom.us/webinar/register/WN_Ysse-b3qRjWs7q6dvyCIXQ
